GENERAL
The person signing the contract is responsible for all payments. They are also liable for any damage caused by them, their fellow tenants, their pets (subject to prior written agreement) or their guests, even if such damage is discovered after their departure from the property. The tenant and his fellow tenants must occupy the property with due care, respecting the tranquillity of the surroundings and the neighbours.
For an ideal and pleasant stay, we recommend renting the house for a maximum of 8 adults, there is also 1 extra cot available for babies. There are 4 spacious bedrooms, which can also accommodate an extra travel cot. There can never be more people than the number of beds specified in our terms and conditions. Tents, caravans and campervans are not permitted. For practical and hygienic reasons, pets are only allowed under certain conditions (certainly not in the bedrooms) and in agreement with the owners. Pets are then included in the accommodation contract at a daily rate.
Bed linen: Pillows and duvets with protective covers are provided in all bedrooms. Tenants must bring their own sheets and/or duvet covers and pillowcases. A bottom sheet and pillowcase are also required if sleeping bags are used. We wash our covers regularly. If someone has accidentally soiled them, please let us know so that we can change them at the final check. The final manager will also check the bedding and mattress protectors. If these need to be cleaned, the cost will be deducted from the deposit when you settle.
Final cleaning:
Proper cleaning of the property (vacuuming) is required on departure. Further cleaning will be done after departure. It is nice to enter a clean house, so please respect the house and its equipment. If any items are found missing at the end of your stay, the cost of replacing them will be deducted from your deposit. Pets: extra thorough cleaning, vacuuming and mopping. On departure, pots, pans, crockery and cutlery must be washed (dishwasher) and returned to their place. Any furniture you have moved must be returned to its original place. After use, the barbecue, wood-burning stove and grates must be cleaned and placed in the metal ashtray provided. Empty and clean all bins and rubbish containers in the kitchen. Separate all rubbish as required and put it in the closed bins by the road on departure. Close windows and doors, turn radiators on to frost protection. Leave all internal doors open for ventilation. Always check carefully that you have not forgotten anything.

Article 1.
Ardennemaison BV cannot be held responsible for any disruption, alteration or prevention of the client's stay if this is the result of unforeseen or insurmountable events beyond its control. Ardennemaison BV cannot be held responsible for inconveniences caused by the work of third parties, such as the municipality, the province, etc. Nor can Ardennemaison BV be held responsible for interruptions to the water or electricity supply due to force majeure. Ardennemaison BV declines all responsibility for loss, theft or damage of luggage, personal effects or vehicles, as well as for costs resulting from late arrival at the holiday home.
Article 2.
Reservation and price. A reservation is valid from the moment Ardennemaison BV receives the required deposit. The payment of the deposit implies that the client has read and accepted the present general rental conditions and the full description of the accommodation for which he has rented. Ardennemaison's prices are calculated in EURO's and are per accommodation per week or other period if so stated on the rental agreement. VAT does not apply. Costs for meals, drinks, etc. are never included in the price. Final cleaning, consumption costs, etc. are stated with the property description and are included in the price, unless otherwise
Article 3.
Payment of the rental price. For each reservation, 350 € of the rental price must be paid in advance. This deposit must be received within 7 days of the invoice date. The balance must be received by Ardennemaison BV at least 6 weeks before the start of the holiday. If this has not been done, the tenant will receive a letter requesting payment of the balance within 5 working days. Failure to do so will be considered as a cancellation of the holiday home by the client and the cancellation conditions of article 4 will apply. Ardennemaison BV is then entitled to re-let the holiday home in question. If the reservation is made less than 3 weeks before the start of the rental period, the full rental price must be paid immediately. Upon receipt of the balance of the rental price, the travel documents will be sent to the tenant immediately. All necessary information regarding directions, address and name of the person where the key can be collected will be included.
Article 4.
Cancellation by the renter. Any cancellation must be notified to Ardennemaison BV in writing or by e-mail. Ardennemaison BV will charge the following amounts depending on the date of cancellation by the client: cancellation more than 3 months before the start of the rental period: 10 €. cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental. cancellation between the 59th and the 15th day before the start of the rental period: 50% of the rental. cancellation between the 59th and the 15th day before the start of the rental period: 50% of the rental: 50% of the rental price. Cancellation less than 15 days before the start of the rental period: 100% of the rental price. If the tenant does not use the holiday home or leaves it before the end of the rental period, no refund will be made.
Article 5.
Cancellation by Ardennemaison. If, due to unforeseen circumstances, Ardennemaison BV has to cancel a rental agreement, the Client will be informed immediately and any deposits will be refunded. If the cancellation of the rental agreement is not the result of force majeure, Ardennemaison BV will also pay an additional amount of 20% of the rental price, being the usual compensation for damage and inconvenience.
Article 6.
Complaints and disputes. No complaint will be taken into consideration if it is not reported by telephone within 48 hours of taking possession of the holiday home, followed by a registered letter. The same rule applies if something serious happens during the stay in the holiday home. If the tenant refuses to take possession of the holiday home because the condition of the holiday home does not correspond to what he can reasonably expect, he must contact Ardennemaison BV immediately. If it is not possible to reach an agreement, he should have the complaint verified by an expert, a bailiff or a notary, in order to obtain an objective opinion. This contract has been drawn up and must be interpreted in accordance with Belgian law. All disputes that may arise from this contract are subject to the exclusive jurisdiction of the Belgian courts.
Article 7.
Description; All the information on the Ardennemaison BV website concerning the holiday home, its layout, its furnishings or any related facilities has been provided in good faith, based on information supplied by the owner or ascertained following on-site inspections by Ardennemaison. Should a change occur between the time of reservation and the start of the rental period, the tenant will be informed, but Ardennemaison BV cannot be held responsible. If the information concerning the holiday home, the layout, the furnishings, the maximum number of occupants or the relevant facilities appears to be incorrect, the tenant must inform Ardennemaison BV immediately so that it can rectify the situation. All information relating to tourism and sporting activities has been supplied by third parties and is outside the responsibility of Ardennemaison BV .
Article 8.
Arrival and departure. The arrival in a holiday home normally takes place between 16 and 19 hours, unless agreed otherwise. It is recommended to contact the person in charge of the reception by telephone the evening before departure to agree on a precise time and place and to call again if the appointment has to be changed due to unforeseen circumstances. If this procedure is not followed, Ardennemaison BV cannot be held responsible for not being able to take possession of the accommodation when the tenant arrives. The holiday home must be vacated no later than 10 a.m. on the day of departure. The person responsible must then be notified again to collect the key and carry out final inspection of the accommodation.
Article 9.
Maximum number of occupants. No more than 8 adults may stay in this holiday home. If this number is exceeded, the host may deny access to the holiday home to these extra people. If at a later date, unbeknownst to the person in charge of reception, additional persons do come to stay in the holiday home, a claim for 25% of the rental price per additional person will immediately arise, which, if necessary, will be deducted from the deposit.
Article 10.
Pets: It is not allowed to bring a pet into the accommodation, unless otherwise specified with Ardennemaison BV in the rental agreement.
Article 11.
Security deposit: The amount of the security deposit is stated on the rental contract. This amount is paid together with the balance of the rental. In accordance with the law, this deposit will be refunded within 2 weeks of leaving the property, less any costs for repairing any damage to the property found afterwards. If the tenant does not follow the waste regulations, an amount of 30€ to 50€ may be deducted from the deposit depending on the extent of the waste problem.
Article 12.
Additional costs; water and electricity are included unless otherwise agreed. This concerns normal use, i.e. no filling pools; no charging an electric or hybrid car ! (unless otherwise agreed in the rental agreement). We reserve the right, even for signed rental agreements to charge an additional fee for electricity if we find that the KW-hour cost increases by more than 10%. The tenant will be informed in advance if this fee is applicable.
Residence tax is the responsibility of the tenant and is specified separately in the rental agreement.
Article 13.
Cleaning: The house must be left clean and tidy. If this is not the case, the person in charge of reception must be informed immediately so that the situation can be rectified. The tenant must also inform Ardennemaison BV within 12 hours.
On departure, the customer must leave the accommodation in a clean and tidy condition, paying particular attention to the sanitary facilities, the kitchen, the glasses and the floor. If the tenant has already indicated this at the time of signing this document or has agreed otherwise, he/she may choose to do the final cleaning himself/herself. This must be stated at the time of booking. However, the owner reserves the right to deduct an additional amount from the deposit if the final cleaning is not carried out properly.
Smoking: We kindly request that you do not smoke in the cottage. Smoking is done outside. This is out of respect for the property and other future holidaymakers.
